In Malaysia, estate agency is a regulated profession. A few minutes of checking before you share personal details or send money protects you from most agent problems.
Who may act as an agent
By law, no one may carry on business as an estate agent, advertise as one, or offer property for sale on someone else’s behalf unless they are a registered estate agent with an authority to practise. - REA, Registered Estate Agent: the registered professional, who practises through a registered firm.
- REN, Real Estate Negotiator: a salesperson recognised by the Board as an assistant to an estate agent. A negotiator may not act independently of the agency firm and may work for only one estate agent at a time, full time. The Board advises the public to check with the Board or the firm when in doubt. 来源: Board of Valuers, Appraisers, Estate Agents and Property Managers, Role page. Last checked 26 Sep 2026.
How to check an agent
- Ask for the negotiator’s REN number and the firm’s name and registration number.
- Check them with the Board, using its website search or by contacting the Board directly. The Board keeps registers of estate agents and of firms. 来源: Board official portal and Act 242, section 14. Last checked 26 Sep 2026.
- Check the numbers on the listing and the business card match.
- Ask which firm the negotiator works for, and confirm the property is listed with that firm.
On Home Hunter Malaysia, we check each agent’s registration before their profile goes live and show the number on the profile. That is a starting point, not a guarantee. You can browse verified agents on 查找代理.
Fees
The Board publishes a scale of maximum fees. For a sale the maximum is 3% (minimum RM1,000 per property); for lettings of up to three years it is 1.25 months’ gross rent (minimum one month). 来源: Board scale of fees. Last checked 26 Sep 2026. Agree the fee in writing and get a receipt for any payment.
Questions worth asking
- Which areas and property types do you handle most?
- Have you helped foreign buyers or tenants before?
- Who are you acting for in this deal?
- Can I see ownership documents before paying a booking fee?
If something goes wrong
Keep messages, receipts and screenshots. The Board has an online complaint channel for complaints about registered professionals. 来源: Board e-complaint. Last checked 26 Sep 2026. For fraud, see scam awareness.
