Malaysia My Second Home (MM2H) is a long-stay visa programme run by the Ministry of Tourism, Arts and Culture. It is linked to buying property in a specific way: under the current programme, participants must buy a home. This guide explains how the two fit together.

What MM2H is

MM2H gives eligible participants a renewable social visit pass with multiple entry. The current categories are Platinum, Gold, Silver and Special Economic Zone / Special Financial Zone. Sumber: Official MM2H portal. Last checked 26 Sep 2026.

The property requirement

Participants must buy and own a residence after approval. The minimum value of the residence is RM2,000,000 for Platinum, RM1,000,000 for Gold and RM600,000 for Silver; SEZ/SFZ participants buy in the designated zone at the price set there. The residence may not be sold for 10 years, except to upgrade to a residence of higher value. Failing to meet the terms can lead to the pass being revoked. The programme also requires a fixed deposit, up to half of which may be withdrawn after approval for purposes including buying a residence. Sumber: MM2H guidelines. Last checked 26 Sep 2026. Our MM2H tiers page has more detail.

The land rules still apply

  • Buying a home does not by itself give you a visa. The visa comes from the programme.
  • A foreign purchaser still needs State Authority consent in every state. Sumber: Malaysian Bar, Circular No 444/2024. Last checked 26 Sep 2026.
  • The federal property acquisition guideline lists residential purchases under MM2H among the transactions it does not apply to; state rules are separate. Sumber: Malaysian Bar, Circular No 012/2024. Last checked 26 Sep 2026.

See buying as a foreigner.

Practical advice

  1. Confirm your visa route first, because it shapes the property you must buy and when.
  2. Use a licensed adviser for the visa and a lawyer for the property.
  3. Be careful of anyone who promises a visa in return for buying a particular property. See scam awareness.
