Most apartments and condominiums in Malaysia are sold under a strata title, and most houses under an individual title. The difference decides what you own, what you pay every month, and who makes decisions about the building.

Individual title

An individual title is registered for a plot of land. You own the land and what stands on it, subject to the conditions on the title, and you pay the annual rent to the State Authority (quit rent) and the local council’s assessment yourself. Landed homes are where foreign buyers meet the most limits; see buying as a foreigner.

Strata title

A strata title covers your unit (a parcel) plus a share in the common property, such as lifts, corridors and facilities. Buildings are run under the Strata Management Act 2013: first by the developer, then by a joint management body, and later by a management corporation made up of the owners. Owners pay charges for maintaining the common property and a contribution to a sinking fund, which is kept in a separate account. Some disputes, including claims for unpaid charges and sinking fund contributions, can go to the Strata Management Tribunal set up under the same Act. Source: Strata Management Act 2013, Part on disputes and section 102 (Establishment of Tribunal). Last checked 26 Sep 2026.

What that means for you

  • Ask for the current monthly charges and sinking fund amount, and whether the unit has arrears.
  • Ask for the building’s house rules, for example on short stays, pets, renovation and parking.
  • Ask to see recent meeting minutes and accounts, which show how the building is run and funded.

Things to check before buying strata

  1. Is the strata title issued? If not, ask when it is expected.
  2. Freehold or leasehold? See freehold vs leasehold.
  3. Is there a special levy planned?
  4. What size is on the title? Listings may quote a different measurement.
  5. Are parking bays part of the parcel or allocated separately?
